Pages themselves, toned around the edges, but not brittle and easily flippable. The inner cover panels are toned. Book is preserved in an acid-free archival bag. IMO, still a nice copy of a book that is commonly quite battered.

The letter is single-spaced spanning 2 pages. There are 92 typewritten lines plus the handwritten signature: Love Phil, with the arrow/heart penned also. The letter has been reprinted in "The Selected Letters of Philip K. Dick 1975" [Underwood-Miller 1991, pp. 129-31].
